Original comments still apply unless specifically addressed. Proposed sewer pump station has been removed from plans. Individual septic and dry sewer has been proposed in Note number 7. All proposed utilities must be approved by CFPUA. Private road shifted to southern property line. Remove the words "NON MUNICIPAL" from note number 22 pertaining to Utility Easements. Sewer design must meet NHC specifications and must be approved by separate future submittal to NHC. Capacity is not guaranteed. Details of design and connections must be worked out with the District and/or the Authority during the design phase. Easements and pump station location may need to be modified. City water. Must meet City of Wilmington development standards. Wetland /Recreation/ Common /Conservation /Open Space areas are subject to Drainage/Utility Easements. Pond lot under drainage easement. Sedimentation and Erosion Control permit potentially required prior to any land disturbance. Must comply with NHC Stormwater Ordinance. Authorization-to-Construct permit required prior to development and/or land disturbance and/or recording. All easements subject to revision based on approved water, sewer, storm drainage plans, and as-builts prior to recording. Alignment of Street A to the location of the 20' access easement appears to be a better alternative. 10' Utility Easement along right-of-ways (Public or Private) Map does not match to proposed final plat for the Bailey Private Utility Easement submitted 12/21/07.
