Comments on the Jeremy Bailey project:
1. I highly recommend that the proposed street be constructed in the location of the 20' access easement. This will
reduce the number of driveways on Myrtle Grove Road, limit the amount of clearing necessary for the new road,
and provide an improved access for the properties that utilize the existing easement. Locating the road on the
easement would also prevent the residents of this neighborhood from being surrounded by streets.
2. The access easement appears to currently serve five residential lots. I would like to see across-section for this
easement and improvements should be made here if it is intended that the "Second Tract Common Area" is to be
accessed via this easement. It also appears that the "Second Tract Common Area" lot does not have the
minimum 34' of frontage on the easement. Does this lot have any access?
3. The proposed cul-de-sac is greater than 500' in length, so the TRC would need to grant a waiver.
4. This project does not meet the connectivity requirements. Again, another waiver would be needed.
5. The street cross-section needs to identify what the proposed sidewalk width and thickness are.
6. I would like to see sidewalks adjacent to Myrtle Grove Road.
