In addition to conullents generated by Bobby Harris for the New Hanover County
Planiung Department, the following are reconul7endations due to the proximity of this
project to the Intracoastal Waterway, SA and Outstanding Resource Waters, and a
Primary Nursery Area:
• Recommend the use of Low Impact Development (LID) techniques in
coordination with required stormwater management techniques. LID tecluiiques
could include: a constructed wetland, bioretention areas (rain gardens), pervious
pavement, and vegetative buffer strips.
• Recommend minimizing the amount of impervious surfaces for roadways and
parking.
• Recommend the use of shared driveways with grassy or pervious strips to
encourage infiltration of stormwater n~noff.
• Recommend the use of pervious paving options on low flow traffic areas,
driveways, and sidewalks.
• Recommend limiting grading only to locations for driveways and streets.
• Reconunend incorporating the wetland area as a passive recreation and
environmental educational location. Due to the unique area in wluch this
development is being proposed, the developer can incorporate educational signage
in the wetland area for future residents.
Sincerely,
