In regular session on March 7, 2007, the County's Technical Review Committee (TRC) voted 3-0
to approve Alamance Subdivision for a total of 9 single family lots as displayed on the preliminary site
plan submitted on Febn~ary 26, 2007. Preliminary site plan approval of the project comes with the
following requirements:
1. Lots 1 & 9 will have internal access on Alamance Court.
2. Technical Review Conunittee granted the waiver on comlectivity and sidewallcs due to the size of
the project and the absence of recreational space.
3. The applicant will be required to pay a recreational park fee prior to final plat approval.
4. Fire services and the applicant came to an agreement concerning the diameter of the cul-de-sac to
be 70' in diameter.
5. The TRC agreed with the information from the county school system indicating that the pedestrian
access easement to Murrayville Elementary School would not be needed due to bus safety
concerns.
6. A Homeowners Association will be established to maintain all buffers, drainage easements, and
common areas.
7. If public water and sewer does not become available due to limited capacity, the project must come
back to TRC requesting well and septic tail{s.
Attending the TRC meeting were TRC Chairman David Adams (Plaiuung Board), Sam Burgess
(Planning Staff7, Jim Iannucci (County Engineering), and Tom Sosebee (Fire Services). Also, attending
the meeting were Sharon Huffman (County Legal), Bobby Harris (Plamung Staff), Matt Davis (Fire
Services), Vernon Weedon (School System), Pat Bristow (Surveyor), and you.
Alamance Subdivision will be valid as a preliminary site plan for two years. If final plats are not
submitted within the 24-month time limit, the plat must be resubnutted as a preliminary plan in
accordance with the Subdivision Ordinance. Otherwise, the preliminary plan approval shall become
void. A preliminary plan extension may be granted by the TRC for 12 months prior to expiration. The
TRC may grant up to a maximum of two one-year extensions. In the fiiture, County sewer may serve
this project. However, due to the limited capacity of the County's wastewater treatment facilities, sewer
capacity may not exist. DEHNR wastewater sewer construction and operations permits and/or final plat
approval of sections may be withheld, if in the opinion of the County Engineer, adequate sewer capacity
does not exist. Please also be advised that all other local, State and Federal regulations will be
applicable.
As you lalow, final plat approval for all or a part of the project caiulot be obtained until
constn~ction plan drawings are submitted and approved by County Engineering staff. There were no
significant 24" trees located in the right-of--way.
