Hayes P 910.798.7165 F 910.798.7053 Director March 23, 2006 Mr, Brian Eckel Cape Fear Commercial 1111 Military Cut -Off Road, Suite 151 Wilmingtoa,_NC 28405 Re: Porters Pointe ( Performance Site Plan) Dear Mr. Eckel: Tn regular session on March 22, 2006 , the County's Technical Review Committee (TRC) voted 4-0 to approve Porters Pointe for a total of 61 lots as displayed on your preliminary site plan design. The following conditions were placed on the preliminary site plan: j 1) Please incorporate unduplicated street names on your updated site plan. `/2) Display acreage of "active" & "passive recreational space on plan_ y3) Several concerns existed about the road radii - these radii will need to meet minimum NCDOT specs since the roads are public. 4) Prior to final plat approval, the pond located near lot 19 will need to be field observed to determine whether the entity is a conservation resource. A private sewer system with County water is proposed. Please note that the private system will be reviewed by County Engineering staff during the construction plan process. Attending the meeting were TRC meeting were Chairman. David Adams (Planning Board), Sam Burgess (Planning staff), David Hollis (County Engineering), David Heath (Fire Services), and Arena Reddi (City -County MPO). Also attending the meeting were Bobby Hams (Planning staff), Holt Moore (County Legal), Jim Tannucci (County Engineer), Chris Reid (Cape Fear Commercial), Eric Swanson (Stewart Engineering) and you. Porters Pointe will be valid as a preliminary site plan for two years. If final plats are not submitted within the 24 month time limit, the plat must be resubmitted as a preliminary plan in accordance with the Subdivision Ordinance. Otherwise, the preliminary plan approval shall become void. A preliminary plan extension may be granted by the TRC for 12 months prior to expiration. In the future, this project may be served by County sewer_ However, due to the limited capacity of the County's wastewater treatment facilities, sewer capacity may not exist, DEHNR wastewater sewer construction and operations permits. and/or final plat approval of sections may be withheld, if in the opinion of the County Engineer, adequate sewer capacity does not exist. Please also be advised that all other local, State,,and Federal tegulations will be applicable. As you know, final plat approval for all or a part of the project can not be obtained until construction plan drawings are submitted and approved by County Engineering staff . Si (6) significant trees appeared to be located within the road rights of way as noted on the plan's tree survey. Please share this information with your partners.
