NARRATIVEProject Narrative – Castle Creek Lane Warehouses
The 16.09 acre site consists of 3 parcels located along Castle Hayne Road at Castle Creek Lane.
The site is primarily zoned B‐2. The southwestern corner of the site is zoned O&I and a 100’
wide strip along the southern edge is zoned AR. The proposed use includes a mix of
warehouses and general office space, as dictated by zoning. No development apart from
grading and utilities is proposed in the AR zone. The proposed units are to be mapped as
condominiums and offered for sale.
The developable portion of the site is presently cleared of all woody vegetation. A commercial
use on the parcel located at 2400 Castle Hayne Road is to be demolished. The existing
driveway, a private drive aisle designated “Castle Creek Lane” is to remain. No roadway
improvements are proposed to Castle Hayne Road at this driveway.
The site presently drains towards Wildcat Branch, which forms the southern boundary.
Stormwater for the proposed development will be treated, detained, and discharged into
Wildcat Branch. No development is proposed within the floodway that flanks Wildcat Branch.
The 100 base flood elevation along this floodway varies from 26.5 to 26.9. The property will be
graded to remove the building pads from the AE zone with a LOMR‐F.
Sewer service will be provided by extended existing private gravity sewer mains that have been
installed onsite. A few of these existing and proposed mains may be dedicated as public to
enable sewering of adjacent properties.
Water service will be provided by extending an 8” public main through the property. A 16” x 8”
tee is located along an existing 16” CFPUA main in Castle Hayne Road. Short public mains are
proposed off of the 8” truck line to support hydrants and domestic water demands. No
sprinkler systems are proposed.
