Newbold - B1 94, Pt. of Lots 5 and 6. ~ 38- Marshall and Williams (Cooperative Savings 8 Loan Assoc.) - B1 156, Pt. of Lot 5- The owners purchased this house on March 8, 1965 and began demolition at once. They requested an ad,justment under G. S. io5-279 (3) -. After considering all factors~; ~....~~tHeredid not seem to be any legal justification for making any change. 39- Roscoe D. Griffin - B1 "F" - Pt. Lots 1},s,and 6. Wilmington, N. C. After comparing the construction of this bvilding with similar buildings, the Tax Supervisor and Property Appraisors recommended no change. • I Motion: Dr. Hooper offered a motion that the recommendations of the Tax Supervisor and Property Appraisors be approved and that no changes be made in the assessment in the properties listed above. It was seconded by Mr. Braak and unanimously approved. Changes recommended in the following: 40- Mrs. Jessie H. Newbold - Blk 99~ Pt. of Lots 1~,5,and 6. It is recommended that additional consideration be given to the topography of this property as it is vacant and unimproved and therefore, should be increased from 3o~ to 50~. 41- Atlantic Refining Company - B1 18, Pt. of Lots 5 and 6 in Wilmington. The building is vacant and the oas tanks have been removed, therefore; the property is entitled to a 10~ functional reduction in keeping with similar appraisals. I II !}2- Monty B. Adcox - Lot 1~, Whitman Development. A 10% functional reduction is recom- mended in keeping with similar appraisals in the same neichborhood. 43- Henry B. Harbers - B1 210, Pt. of Lots 4 and 5, wilmington, N. C. There are two houses involved which have been vacant for severa2 years and the vandals have torn off weatherboarding ripping out the plumbing and broken out all of the glass in the . doors and windows. It is recommended that he be allowed a 30% reduction on the account of vandalism. Upon motion of Dr. Hooper, seconded by Mr. Hall, this recom- mendation was approved unanimously. LElF- Mrs. Dena S. Huch - B1 171, Pt. Lot 3, Wilmington, N. C. The house is 80 years old and since the last appraisal, a commercial building has been erected practicalYy against one side and after considering all factors involved, a 5J basic reduction was recommended. Upon motion of Dr. Hooper, seconded by Mr. Vaugha,rn, the Board, by a majority voted approval, Dr. Hooper, Mr. Vaughan and Mr. Hall vot,iny u for the motiori and Mr. Bowden and Mr. Braak voting against the motion. 45- O.E. and E.B. Dunn - B1 "F", Lots 1,2,3 and Pt. of 4, Carolina Beach (Wachovia). After' comparing this property with properties in the same Block and neighborhood, it was found that the original appraisal was based on $9.00 a sq. ft. and that it had been g3ven corner influence, but a comparison of the quality of this construction as compare~9 to adjacent buildings lead to the recommendation that the construction costs be figuredl on the basis of $7.50 per sq. ft. less the corner influence factor. Upon motion of ~ Mr. Vaughan, seconded by Mr. Hall, the Board unanimously approved this recommendation. REINSPECTION - In the case of J. Robert Sneeden, with property at 309 Ann Street in B1 128, Pt. of Lots 5 and 6, the Board instructed the Tax Supervisor to reinspect this property and to be sure to go inside the house to examine the condition and report back to the Board on APrt1 5, 1965.
