New Hanover County’s Technical Review Committee (TRC) will meet on
Wednesday, September 12, 2012 at 2:00 p.m. in the Finance Conference Room – 500,
New Hanover County Government Center, 230 Government Center Drive, to consider
the following:
2:00 p.m. Item 1: Wildflower ( Performance Plan) – Request by Hanover Design
Services, PA for WFDC to consider preliminary site plan approval of a 57
lot division located near the western end of Albemarle Road, 400 block.

2:30 p.m. Item 2: Shoals Drive (R/W Dedication) – Request by Hanover Design
Services, PA for Bayshore Estates, Inc to consider preliminary right-of-
way dedication approval of the Shoals Drive cul-de-sac located in
Bayshore Estates subdivision.
Planning Staff Observations
Shoals Drive is a part of Bayshore Estates subdivision and was approved by the
County circa 1990. At the time of approval, Shoals Drive dead-ended into
wetlands with no planned road connection.
Shoals Drive is a public road.
Bayshore Estates, Inc has constructed a cul-de-sac at the end of Shoals Drive to
comply with NCDOT regulations so the road can be petitioned onto their
maintenance system.
Prior to the NCDOT petition (SR-1 Form), the right-of-way of the cul-de-sac
needs to be dedicated and recorded for public use.
