Thanks so much for your assistance in the approval for recording of the Phase 1 plat. The plat was recorded Friday and
we will deliver 3 paper copies to your office today.
As you are aware, the Phase 1 plat was for 14 lots out of about 50 that were proposed for the intended Phase 1. The
number of lots was reduced due to the sewer moratorium and the need to plat lots with septic tank approvals. We intend
to record a plat for the remaining 36 or so lots as soon as the moratorium is lifted, hopefully within the next 30-45 days. To
this end, we would like to submit the plat for those remaining lots, work through plat review issues, bonding estimates, and
departmental comments; and essentially have the plat "on the shelf" and ready for your signature when the moratorium is
lifted.
One positive is that we will be recording new lots only; the streets, easements, open space, etc. have been reviewed and
approved, bonded, and recorded. The only bonding issue I foresee is tree mitigation for the additional lots. I expect you
will have a flurry of activity once the moratorium is lifted and having this item out of the way would ease your workload as
well as make our scheduling more predictable. Please let me know if you have any objections to us proceeding with this
submittal.
