Please let me know if you need a copy of the approval letter. I believe that resolves Item 19 on Sam's checklist. On the tree mitigation issue, the total mitigation requirement was 2600 caliper inches at $383,500. The amount bonded was $1870.73 per lot for 16 lots. According to our conversation this morning, there are an additional 96 caliper inches for a total mitigation fee of $397,660. We are now recording only 14 lots, so the bonding amount is $1939.80 per lot for a bond amount of $27,157.27. I can provide the detailed calculations but the net result is that we have bonded in excess ($3,051.88) of the required amount. That overage covers item 4 on Sam's checklist for signs ($285.00) and the NCDOT Basic Letter ($500.00, Item 8. It also resolves Item 20 on tree mitigation. The requested language in the covenants is in Article 10.21b (Item 16). We have requested an OK from Tom Sosebee in the Fire Marshall's office. We are willing to bond the two hydrants ($2500 each) but Matt is not available to approve the bond amount. Can you accept the bond? If so, that should clear up the items on Sam's list and we are ready to record. Please let me know your response. One of the last remaining issues that Mr. Burgess needs for us to resolve in order for him to approve the Phase I Plat is in regard to your last comments about hydrants. 1 You had stated that you wanted two hydrants to be added to the project; one due to the length of the cul-de-sac on Songbird Court (which was Preserve Court) and the other hydrant was to be added on Eventide Boulevard due to the 950+ separation between the 2 proposed hydrants. Mr. Edge has agreed to install the two hydrants and we initiated the installation of them about three weeks ago. The hydrants and tapping sleeves and valves are on site and ready to be installed; the only hold up is we are just waiting for the City of Wilmington to complete the actual wet tap. As you are probably aware the City does not permit contractors to complete this step but there is a work order in place and we are just waiting to here bac]< from the City on a date of installation. I am attaching correspondence from NCDOT which shows that they have accepted the roads and issued a driveway permit per are recent revisions. I am also attaching a pdf which shows where the two hydrants will be installed. Your comments said that the hydrants should be installed on lots 47 & 16 but there was not ample ROW width to make this happen. We have requested the City completes the installation of the hydrants on lot 9 & between lots 21 & 22 which are the locations in the closest proximity to what you had requested. I hope that the above explanation and map are enough for you to accept our overall hydrant plan for the phase I of Anchors Bend. Once you have a chance to review and if you find the plan acceptable I would like to ask that you contact Mr. Burgess to let him know that we have successfully addressed your concerns.
