Dear Mr. Edge,
Attached are planning comments for Anchors Bend Phase 3 (Final Plan Lots 60-79, 133-153).
1. Since streets are public, basic letters for this phase are required.
2. NCDOT will need to sign mylar.
3. Copy of HOA Covenants for this phase 3.
4. Street Signs, sidewalks waiting for confirmation from Engineering Services.
5. Water and sewer capacity letter confirmation from County Engineering.
6. 404 wetland note (if applicable)
7. Tree nutigation has this been resolved?
8. Label 10' utility easement on the plan, avoid calling it "non-public".
9. The titlebox on the map should read "Conventional Residential Development"
10. Surveyor needs to sign and seal plat.
11. Engineering and Owner needs to sign plat.
12. Check the Mylar Plat size, must have min. border 1.5" on left side & min. '/2 border on other sides.
13. Have not received any comments from Engineering Services.
