Dear Mr. Peters,
Attached are planning continents for Palm Grove Phase 1 subdivision.
1. Waiting for county legal to review HOA Covenants.
2. Staff reviewed the HOA covenants and found the following need to addressed before final plat
approval:
• Association authorized to rebuild damaged uiuts if owner does not.
• Change open space to common area as stated in homeowner covenants.
3. Copy of basic NCDOT letter is required or the applicant can bond the basic letter at $500.
4. Label active and passive recreation space on the map. Clarify acreage here.
5. Surveyor needs to sign and seal plat.
6. Engineering and Owner need s to sign plat.
7. Check the Mylar Plat size, must have nun. border 1.5" on left side & min. '/2 borders on other
sides.
8. Water and sewer capacity letter confirmation from County Engineering/CFPUA.
9. Have not received any comments from Engineering Services.
10. Address all comments from Fire Services.
