Landau Weaver Bill Clark Homes 430 Eastwood Road Wilmington, NC 28403 Re: Palm Grave -formally Covington {Performance Site Plan Extension} Dear Mr. Weaver: In regular session on June 11, 2008, the County's Technical Review Committee (TRC) approved a one year preliminary extension for Paim Grove for 73 lots. The preliminary validity period will end June 11, 2409. The vote by the TRC was 3-0. Please be advised that all terms and conditions to the original site plan approval will remain in effect (see July, 2006 approval letter }. This extension approval was based on the amount of on-going work within the project and permitting. Be advised that the primary road (Lido Drive) leading into the project shall be constructed prior to any final plat approval. Attending the meeting were TRC Chairman David Adams (Planning Board}, Sam Burgess {Planning staff?, Jim Iannucci {County Engineering staff}, and Ray Griswold (County Fire Services}. Also attending the meeting were Chris O'Keefe & Bobby Harris {Planning staff}, Sharon Huffman {County Legal), Jennifer Braswell and a member of your development team. There are no utilities in the easement. As far as placing anything in the 5q foot righf of way, the preliminary plat still shows it as public so you will need to sort that all out and get a determination. Apri122, 2008 Mr. Sam Burgess New Hanover County Planning 230 Market Place Drive Wilmington, NC 28403 RE: Palm Grove Subdivision (formerly Covington) Planning Comments Dear Mr. Burgess: On behalf of Bill Clark Homes of Wilmington, we are submitting Eve copies of the preliminary plat for the above referenced project for final acceptance and signatures from TRC. This plat includes revisions in response to conditions listed on the TRC approval letter dated July 25, 2006, as well as changes made for final design and to accommodate requests made by Steven Scruggs regarding roadway and subdivision naming. The TRC approval conditions are listed below with our response provided in bold. 1. Prior to final plat approval for alI or a portion of the project, road improvements from Lido Drive/Foxwerth Drive into the project along Olivia Street to the project boundary (south) will be required. • So noted. 2. Sidewalks will need to be extended from Lido Drive and Olivia Street. • Sidewalks have been extended from Lido Dr, and Olivia St. (now Martinique Way). See Sheet C-1 (enclosed). 3. A bike trail will need to be created between lots 29130 and 42143 to allow access to the recreational area. • A trail has been added. See Sheet C-1 (enclosed).
