Hayes Director May 13, 2004 Mr. Derrick Danford Stocks Land Surveying 211 North Fifth Street Wilmington, NC 28401 Re: Addenbury (Performance Site Plan) Dear Mr. Danford County Annex Building 230 Marketplace Drive, Suiie i 50 Wilmington, NC 28403 P 9i 0.798,7365 F 970.79$.7053 In regular session on May 12, 2004 ,the County's Technical Review Committee {TRC) voted 5-0 to approve the Addenbury preliminary site plan for a fatal of i 71ots as displayed on your site plan. The approval of the site plan by TRC comes with the following conditions. 1) A fzre hydrant be placed at each entrance to the project. It is recommended that you coordinate the location of each hydrant with Fire Marshal Matt Davis (798-7419). 2) Secure contract arrangements with the City of Wilmington pertaining to water. At the present time, a water capacity letter has been issued by the City. Please be advised that the TRC waived the sidewalk and road connectivity requirements in accordance with the County's Subdivision Ordinance based on the size of the project, stormwater facilities, and recorded tracts of land located adjacent and near the project. Attending the meeting were TRC members Walt Conlogue, Planning Board; Sam Burgess, Planning staff; Adam Rahhal, County Engineer, Matthew Davis, Fire Services, and Mark Tinkler, City-County MPO. Also attending was Baird Stewart, Senior Planner; John Berman, developer; and you. Addenbury will be valid as a preliminary site plan for two years. If final plats are not submitted within the 24 month time limit, the plat must be resubmitted as a preliminary plan in accordance with the Subdivision Ordinance. Otherwise, the preliminary plan approval shall become void. A preliminary plan extension may be granted by the TRC for 12 months prior to expiration. Addenbury Letter 2. The TRC may grant up to a maximum of two 1 year extensions. In the future, this project may be served by County sewer. However, due to the limited capacity of the County's wastewater treatment facilities, sewer capacity may not exist. DEHNR wastewater sewer construction and operations permits and/or f nal plat approval of sections may be withheld, if in the opinion of the County Engineer, adequate sewer capacity does not exist. Please also be advised that all other local {City water contract), State, and Federal regulations may be applicable. As you know, final plat approval fox all or a part of the project can not be obtained until construction plan drawings are submitted and approved by County Engineering staff . No significant trees appeared to be located within the road rights of way as noted on the site plan data for the project. Please share this information with your client, Sohn Berman. Also, please remit 3 updated copies of the preliminary plan, reflecting the above condition(s) for TRC Chairman signature.
