Tim,
I have had the opportunity to review the updated preliminary plans for Anchors Bend (for TRC signature). As you may know, the
preliminary project was approved in Jan '06 for a total of 205 lotslunits. My findings are as follows:
R) The updated plan contains 206 fats. An increase in the total number of lots approved {Jan '06 for 205 lots) will require TRC
reapproval. Please advise whether you want to move forward with a new formal review of the plan or scale back to 205 lots.
2~ Add to the plan notes the total number of townhome units -the plan shows 24.
3~ Submit composite map of entire project {similar last preliminary}
~) This project falls within 2 zoning districts - pls display zoning distrfct line between R-10 & R-20S Q,h c~..~o ~ ~t~ W,.~
5) Be sure to include all the street names on the plan
8) Add all applicable notes to plan {see composite map from original preliminary)
~) Include a recreational space matrix table to the plan
8) Correct COD resource names {Marsh Forest should be Swamp Forest)and display appropriate setbacks
~9) Include access trail to Demarest Village as required by TRC
14) Are fire hydrant locations with County Fire Services?
11) Appropriate road cross-sections are missing
