At the present time, County Engineering staff has indicated that public water and sewer will not be available to the project until the adjoining project known as Waterstone is developed. The next scheduled meetings of the TRC will be July 27`'' and August 10th. Attending the zrzeeting were Frank Smith, TRC Chairman (Planning Board}, Sam Burgess (Planning staff}, Matt Davis (County Fire Services), Mike Kozlosky (City-County MPO), and David Hollis (County Engineering). Please note that site plan approval for the project is valid for a period of two years. The vote by the TRC was 3-0 and comes with the following requirements: 1) The road cul-de-sac diameter be modif ed to 96'. 2} Label the "active" & "passive" rec area on the site plan. 3) "Dry" water and sewer lines will be required. 4) Construction improvements to the road stub will be required prior to final plat approval. 5) Lots 1 & 1$ will be served with internal driveways. 6) Wells and septic tanks will be utilized for each lot. Prior to final plat approval, well and sewer permits from Environmental Health will be required. The site plan and final plat must note that well and septic permits will be used and bethe -,. responsibility of the developer and homeowner to maintain until such time that public water and sewer become available to the project. Attending the meeting were TRC Chairman David Adams (Planning Board), Sam Burgess (Planning staff}, Torn Sasebee (County Fire Services), and Jim Iannucci {County Engineering). Also attending were Chris O'keefe & Bobby Harris (Planning staff), Holt Moore and Sharon Huffman(County Legal), and you. Edgewater Trace will be valid as a preliminary site plan for two years. If a final plat for all or a portion of the project is not submitted within the 24 month time frame, the plan must be resubmitted as a new preliminary plan in accordance with the Subdivision Regulations. Otherwise, the preliminary approval shall become void. A one year Greer Letter 2 extension to the site plan may be requested through the TRC prior to the expiration of the plan. In the fixture, this project maybe served by County sewer. However, due to the limited capacity of the County's wastewater treatment facilities, sewer capacity may not exist. DEHNR wastewater sewer constntction and operations permits and/or final plat approval of sections may be withheld, if in the opinion of the County Engineer, adequate sewer capacity does not exist. Please note that all other local, State, and Federal regulations will be applicable to Edgewater Trace. As you may know, f nal plat approval for all or a portion of Edgewater Trace can not be obtained until construction plan drawings are submitted and approved by County Engineering staff. No significant trees were located on the project's Tree Survey. Please share this information with your surveyor Paul Talbot. Please also remit 5 full size paper copies of the plan based on the above requirements for TRC Chairman signature.
