In regular session on January 24, 2007, the County's Technical Review
Committee (TRC) approved the preliminary site plan for Exton Park for a total of 114
units as displayed on your site plan design. Please note that site plan approval for the
project is valid for a period of two years. The vote by the TRC was 3-0 and comes with
the following requirements:
1) A split road entrance from N. College Road will need to be designed and
approved by NCDOT during the Driveway Permit application process. If the
designed entrance can not be approved, a sprinkler system for the units maybe
satisfactory to County Fire Services.
2) Please clarify the 100 year flood zone boundary on the site plan. "Active" rec
space out of the flood zone will need to be clarified.
3) All terms and conditions of the CD(R-10) Zoning adopted by the Board of County
Commissioners will remain in effect - if applicable. -
Attending the meeting were TRC Chairman David Adams (Planning Board), Sam
Burgess (Planning staff), Matt Davis (County Fire Services), and Jim Iannucci (County
Engineering). Also attending were Bobby Hams (Planning staff), Holt Moore (County
Legal), Baird Stewart (developer for the project), Ray Griswold and Tom Sosebee (Fire
Services), and you.
Exton Park will be valid as a preliminary site plan for two years. If a final plat for all
or a portion of the project is not submitted within the 24 month time frame, the plan must
be resubmitted as a new preliminary plan in accordance with the Subdivision
Regulations. Otherwise, the preliminary approval shall become void. A one year
extension to the site plan may be requested through the TRC prior to the expiration of the
plan.

In the future, this project may be served by County sewer. However, due to the
limited capacity of the County's wastewater treatment facilities, sewer capacity may not
exist. DEHNR wastewater sewer construction and operations permits and/or final plat
approval of sections maybe withheld, if in the opinion of the County Engineer, adequate
sewer capacity does not exist. Please note that all other local, State, and Federal
regulations will be applicable to Exton Park.
As you may know, final plat approval for all or a portion of Exton Park can not be
obtained until construction plan drawings are submitted and approved by County
Engineering staff. No significant trees were located on the project's Tree Survey.
Please share this information with your client. Please also remit 5 full size paper
copies of the plan based on the above requirements for TRC Chairman signature. Contact
