Attached are planning comments for Exton Park Townhomes Phase 2. (Final Plan Lots 9-24, 91-98).
l~ Copy of HOA Covenants for this phase 2. Staff will need to review all HOA covenants.
Water and sewer capacity letter confirmation from County Engineering.
3. Total lot Fee = $480. (24 lots @ $20/each)
✓4 Display and label active and passive recreation areas and acreage.
LZ Eliminate subdivision administrator certificate.
6. Address the property line where the proposed swimming pool and pool house is located.
Surveyor needs to sign and seal plat.
8. Engineering and Owner needs to sign plat.
V~r Check the Mylar Plat size, must have min. border 1.5" on left side & ruin. %2 border on other sides.

I visited Exton Park today. All roads are paved in Phase 2. The fire hydrants were flow tested in Phase 1's final and
approved Phase 3 is still a gravel road. Fire Services has no reason to hold-up the Phase 2 final. Phase 3 is still ongoing. Any
