Dear Mr. Balland,
Attached are Planning Comments for the Colonial Ridge Subdivision (Preliminary Plan).
1. Street name and subdivision name was not approved by E-911.
2. Water and sewer capacity letters are needed.
3. Streets are they public or private? Please clarify on map.
4. There are 2 significant trees: 2 24" pines.
5. Label passive recreation space and provide acreage. The requirement is 88 lots x .03= 2.64 total
recreation area space or 132 active and 132 passive.
6. Please clarify notes 3&8 on plan. There are conflicting each other.
7. Note 4 appears to be pertaining to high density project, this is not a high density project because it is
not on a collector road.
8. Display area on map of the COD and what area is preserved.
9. Display sidewalks on plan design.
10. Street jog should be no less than 200'. It calculates to 150'.
11. Does all payment connect to the existing subdivisions?
12. The stub out street Chickamauga Dr. should be open for alternative access.
