TECHNICAL REVIEW COMMITTEE AGENDA
JANUARY 27, 2016
New Hanover County’s Technical Review Committee (TRC) will meet on Wednesday, January
27, 2016 at 2:00 p.m. in the Lucie Harrell Conference Room (601) in the New Hanover County
Government Center located at 230 Government Center Drive, Wilmington, NC to review the
following development projects:
2:00 p.m. Item 1: Marsh Landing Place – Phase 2 (Performance Plan Extension) – Request
by Design Solutions for Marsh Landing, LLC for TRC to consider a one year
preliminary site plan extension for 29 lots located between Marsh Oaks and
Bayview subdivisions near the 7800 block of Market Street.

Preliminarily re-approved by TRC for two (2) years February 19, 2014
Two separate one year extensions may be granted by TRC under Subdivision
Ordinance Section 33(2)

- Preliminary Construction Plan approval by NCDOT.
- Stabilization work be completed on Southern Farm Road, Trace, and Vale Drives to the
satisfaction of County Engineering.
- Road construction improvements to be completed connecting existing paved portion of
Vale and Bayfield Drives (public) prior to final plat approval.
- Extension of sidewalks in Phase 1 of Marsh Landing to Phase 2 to be completed based
on construction time table of developer.
- Label conservation resource swamp forest (WSF) on site plan.
- Label conservation easement as displayed on original plan.
