TECHNICAL REVIEW COMMITTEE AGENDA
JULY 13, 2016
New Hanover County’s Technical Review Committee (TRC) will meet on Wednesday, July 13, 2016
at 2:00 p.m. in the Lucie Harrell Conference Room (601), New Hanover County Government
Center, 230 Government Center Drive, Wilmington, NC to review the following site plan:
2:00 p.m. Item 1: Deer Crossing- Phase 3 (Performance Extension) – Request by N&K
Development for TRC to consider a second one (1) year preliminary extension to the 39
lot residential project located near the 6500 block of Myrtle Grove Road, west side.

Phase 3 preliminarily site plan approved by TRC for 39 lots in July, 2013 with conditions
Phase 3 preliminary site plan extended one year in June, 2015 for 39 lots due to slow
economic growth in area (with conditions)
N & K request a second one year preliminary extension due to lot adjustment s to
accommodate storm water requirements (see attached letter)

Phase 3 TRC Conditions (July, 2013 & June, 2015)
1) The 16’ access easement serving lots 9 & 10 will require a width of 30’ as prescribed in the
County’s Zoning Ordinance.
2) The street name Eco Drive be adjusted to Eco Circle to reflect the curvilinear nature of the
street.
3) The pedestrian crosswalk beginning at the entrance to Oak Canopy Drive and extending to the
sidewalk on Deer Hill Drive will need to be coordinated with NCDOT and displayed on the
site plan.
4) No gates, traffic calming devices, or on-street parking permitted unless reviewed by TRC.
5) Work will need to be coordinated with the CFPUA regarding future and existing utilities and
significant trees located nearby.
6) The road connection between Phases 2 & 3 will be constructed prior to final plat approval.
7) Several significant and flowering trees are scheduled for removal. A written tree mitigation
plan will need to be submitted to Planning staff prior to the issuance of a
Sedimentation/Erosion Control Permit thru County Engineering.
