I have reviewed the Colonial Ridge preliminary plan and offer these comments:
• Since the entire project lies within FEMA Flood Zone X, will the single family homes be constructed on raised
foundations as opposed to near-grade slabs? It appears that this is a normally wet site in several areas, so I
would be concerned with occasional flooding associated with heavy thunderstorms or long duration rain events,
such as might occur during tropical events.
• Will the site eventually have a second means of egress/ingress via Lt Congleton Road or a connector on the
south end of the property?
These are the only concerns I have at this time.
