Community Meeting Report REPORT OF COMMUNITY MEETING REQUIRED BY NEW HANOVER COUNTY ZONING ORIDINANCE FOR CONDITIONAL DISTRICT REZONINGS Location: 4607, 4609, 4613 & 4635 Carolina Beach Road Proposed Zoning: Conditional Zoning Modification / (CD) B-2 The undersigned hereby certifies that written notice of a community meeting on the above zoning application was given to the adjacent property owners set forth on the attached list by first class mail, and provided to the Planning Dept. for notice of the Sunshine List on May 18, 2016_, A copy of the written notice is also attached. The meeting was held at the following time and place: Tuesday, May 31, 2016; 5:30 - 6:30 p.m.; at the offices of Design Solutions; 107 Stokley Dr., Unit 104, Wilmington The persons in attendance at the meeting were: Reference Attached Sign-in List The following issues were discussed at the meeting: ** A project introduction was given with an overview of the existing Conditional Zoning District and of the proposed modification of the site layout. It was explained that this would be climate-control storage, only 1-story, and with only an exit access to Sikes Dr. ** Several neighbors discussed their discontent over the potential views from the new single- family lots that have recently been developed to the northeast of Sikes Drive. They were generally not aware of the existing conditional zoning district site plan for much more intensive commercial uses. ** The primary discussion revolved around eliminating the access to Sikes Drive, providing a more extensive buffer width beyond the Sikes Dr. drainage easement, and installing a solid privacy fence, along with the required street yard & buffer plantings. As a result of the meeting, the following changes were made to the rezoning petition: Site plan was revised to increase the width of the buffer yard and to show the solid fencing. A preliminary landscape plan exhibit will be prepared to show the proposed numbers of trees and shrubs that will be agreed upon as a condition of approval.
