Re: The Covenant – High Density Development – TRC Review
Ms. Wolf:
At the December 7, 2016 Technical Review Committee (TRC) meeting, the TRC discussed your
application for a high density development consisting of 68 units. The following corrections must be
made to the development in order for it to comply with the Zoning Ordinance:
1) In addition to the 50’ setback, a 40’ buffer and 200’ fridge area is required along the
boundaries shared with the Rachel’s Place development.
2) Curb and gutter must be installed along all drives and parking areas in the R-10 zoning
district.
3) A sidewalk must be installed along one side of all drives and parking areas. The sidewalks
must extend to the property line, and connect to existing or proposed sidewalks.
4) A vehicular connection must be made to the proposed street stub within the Rachel’s Place
development. In addition, a street stub must be provided from this connection to the property
to the north, so that a future connection to Galway Road in Ivy Woods is possible. The street
stub must be constructed to the proposed property/boundary line between this development
and the property to the north.
Please note that additional local, State, and Federal regulations may be applicable to The
Covenant development.
Attending the meeting were Chairman Dave Weaver (Planning Board) along with voting
members Brad Schuler (Planning), David Candela (County Engineering), Bill McDow (WMPO), and
Ray Griswold (Fire Services). Also attending the meeting were Sam Burgess and John Townsend
(Planning), Bernice Johnson (CFPUA), John Diaz (NCDOT), Jon Roan (NCDOT), Sharon Huffman
(County Attorney’s Office), and a representative from AT&T.
