Kaylies Cove History (formerly Piner Run) This project was preliminarily approved under the name Piner Run for 71 residential lots by TRC in January, 2016. The developer for the project has acquired 3.0 acres and is proposing to add eight (8) lots to the project for a total of 79. Construction has started on the project. Tarin Woods: Phase 2 History TRC preliminarily approved Tarin Woods: 2 in January, 2016 for a total of 95 residential lots. Since that time, construction on the phase has been on-going. This current preliminary submittal represents the annexation of additional property and includes the original Tarin Woods approval plus 93 lots for a total of 188 lots. Your application must include a $300.00 fee and 15 folded maps of the proposed Performance Residential Development. This fee should be payable to New Hanover County and must accompany this application. Applications for Performance Residential Development are received and acted upon by the County’s Technical Review Committee. Planning & Zoning staff will send a copy to each appropriate agency. Written agency comments must be received three (3) weeks prior to the meeting before being placed on the TRC agenda. 1. Streets - Written comments from the North Carolina Department of Transportation approving the design of all public streets or a letter from the County Engineer approving the design of all private streets. 2. Water and Sewer- A letter from the appropriate State or local health agency approving the design of such systems and commitment allocation to serve the project. 3. Drainage- The location of all marshes, watercourses, ditches, drainage channels, with proposed drainage and utility easements water and sewer for the proposed subdivision. 4. A letter from the Soil Conservation Service indicating any acreage from Class IV soils on the property. 5. A letter from County Fire Services approving fire hydrant location and street design. 6. You are encouraged to arrange an informal conference with planning staff at least two (2) weeks prior to submitting an application. By attending this conference, you will improve your chances of submitting a complete and acceptable application. You should bring a rough sketch of your proposal to this conference. Planning & Zoning staff will proceed to advise you of environmental problems, point out significant design problems, describe the r equired improvements, and advise you regarding the required approval letters for water and sewer. Class IV Soils investigation, dated December 16, 2015 & January 11, 2016, for the remaining portions of the Heglar Commons Tract, New Hanover County, North Carolina. Dear Mr. Carlisle: On July 27, 2016, Needham Environmental, Inc. made a site visit to the Heglar Commons tract, located north of Lieutenant Congleton Road. The purpose of this visit was to evaluate any areas on the tract that are shown as Class IV Soils in the current New Hanover County Soil Survey, but not evaluated in the two previous Class IV Soil Reports by Needham Environmental, Inc, dated December 16, 2015 and January 11, 2016. The original areas evaluated are shown with a “Green” border on the attached map. The same methodologies and procedures outlined in the original Class IV Soils Report, dated December 16 2015th were used to evaluate these additional areas. There were two additional areas encountered that contained Class IV Soils, which are a the small 100' by 120' area shown in “Red” near the northwestern property line and another small 150' by 200' area shown in “Red” in the center to northern portion of the tract and adjacent to the area that was previously evaluated. These two areas, along with the larger area shown in “Red” within the portion of the tract that was previously evaluated, are the only areas on the property that were mapped as Class IV Soil in the current New Hanover County Soil Survey and were found to actually contain Class IV soils from our evaluation of the site. All areas shown in “White” were mapped as Class IV Soils in the current New Hanover County Soil Survey, but were found to be the Murville Soil Series from our evaluation of the site , which is a Class III Soil.
