HomeMy WebLinkAbout10112017 October 11 2017 TRC Agenda PackagePage 1 of 2 TECHNICAL REVIEW COMMITTEE AGENDA OCTOBER 11, 2017 New Hanover County’s Technical Review Committee (TRC) will meet on Wednesday, October 11, 2017 at 2:00 p.m. in the Lucie Harrell Conference Room (601), New Hanover County Government Center, 230 Government Center Drive, Wilmington, NC to review the following site plans:  Village at Motts Landing: Phase 2D – 4 residential lots, 6.9 acres (near 60 block Sanders Road)  Sunset Reach – 68 residential lots, 27.22 acres (near 1200 block Rockhill Road)  AAA Car Care Center (Commercial Conceptual Plan) – 1 lot, 2.5 acres (7500 block Market Street) 2:00 p.m. Item 1: Village at Motts Landing: Phase 2D (Performance Plan) – Request by Tripp Engineering for AFTEW Properties for TRC to consider plan approval of a four (4) lot division near the 60 block of Sanders Road, north side. Project History None this phase. TRC approved a revised General Development Plan (GDP) for 736 units in June, 2014. To date, a number of preliminary and final plat phases have been approved by the County with construction of the project on -going. (over-capacity) Murray Middle (over-capacity) Ashley High (over-capacity) 2:15 p.m. Item 2: Sunset Reach (Revised Performance Plan) – Request by Coastal Site Design for Hoosier Daddy for TRC to consider plan approval of a 68 lot residential division located near the 1200 block of Rockhill Road, western end. Project History Project was initially approved by TRC in September, 2006 for 53 lots. The latest preliminary plan approval for the project by TRC occurred in March, 2016 for 68 Page 2 of 2 lots (53 single-family lots, 15 townhomes). No final plats have been approved based on the 2016 plan. The revised plan reflects a total of 68 single family lots. Most if not all of the project’s infrastructure has been constructed. (over-capacity) Holly Shelter Middle Laney High (over-capacity) CONCEPTUAL SITE PLAN (DISCUSSION ONLY) 2:30 p.m. Item 3: AAA Car Care Center (Commercial Plan) – Request by Todd Simmons to discuss a commercial conceptual plan proposed to be rezoned in the near future. The property is located near the 7500 block of Market Street/Business Highway 17. Property History Property currently has been used for approx imately 20 years as a landscape nursery under the B-1 CUD (Business District/Conditional Use District).
