HomeMy WebLinkAbout11082017 November 8 2017 TRC Agenda PackagePage 1 of 2 TECHNICAL REVIEW COMMITTEE AGENDA NOVEMBER 8, 2017 New Hanover County’s Technical Review Committee (TRC) will meet Wednesday, November 8, 2017 at 2:00 p.m. in the Lucie Harrell Conference Room (601), New Hanover County Government Center, 230 Government Center Drive, to review the following items: o Kaylies Cove: Phase 4 – 31 residential lots, 12.4 acres (900 block Piner Road) o Carolina Inlet View – 7 lots, 2.9 acres (1500 block Burnett Road) 2:00 p.m. Item 1: Kaylies Cove-Phase 4 (Performance Plan) – Request by Stroud Engineering for Bill Clark Homes for TRC to consider preliminary site plan approval of an additional 31 lots to the project located near the 900 block of Piner Road, south side. Carolina Inlet View Project History  Preliminary site plan approved by TRC for eight (8) lots in December, 2014 – on premise of new survey containing 3.1 acres. Preliminary site plan validity good for two (2) years Page 2 of 2  One- year preliminary site plan extension granted by TRC for eight (8) lots August, 2016 to December, 2017  Second, one-year extension site plan revision request downsized to seven (7) lots based on new survey of 2.9 acres - see attached request by applicant. Wong Phone: 201.747.8817 Fax: 201.322.0292 jon.wong53@gmail.com November 2, 2017 SENT VIA E-MAIL New Hanover County Development Services Center Planning & Land Use 230 Government Center Drive, Suite 110 Wilmington, NC 28403 Attn: Sam Burgess sburgess@nhcgov.com Re: 1512 Burnett Road, Wilmington NC 28409 (“Carolina Inlet View”) — Extension of Performance Plan Dear Mr. Burgess: I am writing to request that the New Hanover County’s Technical Review Committee (“TRC”) consider an additional one-year extension, from the expiration date of December 10, 2017, for the performance plan of the Carolina Inlet View property. In a regular session on August 10, 2016, the TRC granted a one-year extension which extended the project validity period until December 10, 2017. We are requesting the extension because Beyond Beautiful LLC is currently in the process of submitting a variance application to the New Hanover County Zoning Board of Adjustments as well as purchasing a small parcel of land from the adjacent property. The prolonged litigation with Marina Properties LLC and Timothy Ward has finally been concluded. In addition, all lis pendens have been removed from the land records and we are hoping to move forward with the project once and for all. Therefore, we are requesting for a one-year extension, to be expired on December 10, 2018, for the project validity period. For purposes of this hearing, we will be continuing to use the services of Mr. David Ward, the next door neighbor, as our agent, and Mr. Ronald Sparks P.E. such as each may be required.
