Timberworks
The 4.00 acre site is located on Harnett Avenue, between Castle Hayne Road and Blue Clay
Road in an unincorporated portion of New Hanover County, NC. The site and adjoining
properties to the north, south, and east are zoned A‐I. Adjoining properties to the west are
zoned A‐R. Proposed improvements are consistent with this zoning and include 24,350 sf of
warehouse space and associated parking and drive aisles.
The site is presently vacant. A +/‐ 50’ wide strip along the western side of the site is vegetated
with a stand trees which is to be left in place to serve as a buffer. The remainder of the site is
cleared. The site drains towards an existing ditch along the western boundary, which then
flows south.
Access to the site is by an existing full‐movement driveway off of Castle Hayne Road at Harnett
Avenue. Internal drive aisle widths are sufficient to allow fire apparatus access and a 96’
diameter turnaround area is provided in the rear of the building. An all‐weather driving surface
consisting of 6” of ABC will be provided on drive aisles. Parking stalls will be concrete.
Water service and a fire hydrant will be provided at the site by extending a 6” water main along
Harnett Avenue. This extension will tie to an existing 16” CFPUA main located in Castle Hayne
Road. The site will be sewered by onsite septic. The daily water usage is calculated to be 150
GPD based on NCDEQ rules which prescribe 25 GPD per employee.
Stormwater runoff will be collected in swales and conveyed to a wet pond designed detain and
release the 1.5” storm in 72 hours. Additional volume in the basin is used to attenuate the 25
year storm in accordance with the NHC stormwater ordinance.
Erosion control is accomplished through the temporary use of gravel construction entrances
and silt fence The stormwater basin will be used as a skimmer basin during site construction
and will be cleaned out and regraded once the site is stabilized. Riprap aprons will be installed
and left in place at all pipe outlets.
