Warehouse – Commercial Site Plan Request by Tripp Engineering, PC for a commercial site plan for two warehouse buildings consisting of 52,.425 square feet. The property is zoned I-2 and is located at 3700 N US HWY 421. 2:15 p.m. Item 2: Elderhaus Adult Care Facility Expansion – Commercial Site Plan Request by CSD Engineering, for a commercial site plan for the expansion of the existing Elderhaus Adult Care Facility consisting of a 19,441 square foot building. The property is located at 1380 N. College Road, is zoned R-15 and R-10, and received a Special Use Permit in 2017 to allow for this operation. 2:30 p.m. Item 3: Balkcum Auto Office and Shop – Commercial Site Plan Request by CSD Engineering, for a commercial site plan for the construction of a 5,400 square foot office and shop space for the existing Balkcum Auto. The property is located at 7640 Market Street and is zoned B-2. 2:45 p.m. Item 4: Preservation Point Amenity Site – Commercial Site Plan Request by Coastal Land Design, PLLC for a commercial site plan for the Preservation Point residential subdivision’s Amenity Site consisting of a 2,725 square foot pool house amenity building, a 745 square foot open air pavilion, an in-ground pool, an outdoor entertainment area, and associated vehicle and golf cart parking. The property is zoned R-15 and B-2, and is located near the 1500 block of Castle Hayne Road, within the Preservation Point residential subdivision, at 150 Egret Crossing Way. 3:00 p.m Item 5: Bellingham Marine – Commercial Site Plan Request by Paramounte Engineering, Inc. for a commercial site plan for a dock manufacturer consisting of a 50,000 square foot facility and outdoor storage area. The operation includes the manufacturing of concrete products and will require the property to be rezoned to an industrial district. The property is zoned B-2. It consists of 15 acres and is located at 4809 Las Tortuga Road. 3:15 p.m Item 6: United Rentals – Commercial Site Plan Request by Paramounte Engineering, Inc. for a commercial site plan to expand an existing equipment sales and storage business. The proposal will add equipment staging and loading areas and a driveway to Judges Road. The property is zoned I-1. It consists of 5.56 acres and is located at 5919 Market Street. A portion of the site is also located in the City of Wilmington. 3:30 p.m Item 7: Porters Neck Crossing Commercial Building – Commercial Site Plan Request by Blue Ridge Engineering, PLLC for a commercial site plan for a 5,862 square foot two-tenant building in Porters Neck Crossing. The property is zoned B- 1. It consists of 1.11 acres and is located at 178 Porters Neck Road. Please show the location of street lights per Section 54.1-5 of the Zoning Ordinance. c. Please indicate the proposed use of the building? Parking requirements are dependent on the use. d. Please place the dimensions on all parking islands, foundation planting areas, and street yard planting areas. e. Please show the location of the dumpster. 2. Per Section 62.1-5, please provide the landscaping for parking perimeters, parking interior, parking screening, street yards, and foundation plantings. 3. Please indicate the number of trees proposed to be preserved and/or planted on site. Please refer to Section 62.1-8 of the New Hanover County Zoning Ordinance. Fire Services, Ray Griswold 910-798-4448 1. I made a site visit of this facility. The existing facility was once occupied by a company that had stored Acetone on high rack storage. The building was sprinklered for this purpose, along with the fire roads around the 3 sides. It also has a sprinkler system that is supported by a pump and tank. This was prior to the addition of CFPUA water, that has now been turned on a few weeks ago. This system needs to remain intact or replaced through proper building permits through the County Building Safety Division. 2. After meeting with Vince Burgess and looking at the proposed plans, he stated he will maintain the said system. The new driveway / road system should go around and not affect the system, including the water supply system (PVC piping) that also runs from the front driveway to the water tank. 3. He also stated the new building to the rear will be sprinklered. (the 195 x 195 ft structure). The new 120' x 120' structure, possibly will be. It will be a woodworking facility. I explained to him that "Woodworking Facilities" in excess of 2,500 sq. feet in areas that generate finely divided combustible waste or use finely divided combustible materials shall be sprinklered. 4. I also recommend he install on the roadway (421) a fire hydrant to support the original building fire suppression system (sprinkler), now that an adequate fire hydrant system has been put in place by the CFPUA. This was fire trucks can attach a hose and support the exiting sprinkler system. He stated he would. 5. If any building is sprinklered then fire hydrants shall be placed within 100 feet of the new building's FDC's. Based on the above a fire hydrant plan / layout will need to be approved prior to development. 6. The road/access system is approved; however more detailed measurements will also be needed to be added. All roads / driveways, shall meet the "All Weather Access Roads" that support a 75,000 lbs. fire truck, as described in the fire code. 7. All egress roads as defined in the Fire code, shall be deemed Fire Lanes and No Parking will be allowed on Roads under 26 feet in width. 8. All gates to the facility shall meet the County Gate ordinance. Knox locks or Key overrides can be purchased through the KNOX Co. 9. Based on my discussion with Vince Burgess this will be a concept that will develop over time. He will be in touch with this office and we will work through the development process.
