Subject: Commercial Site Plan Approval – Elderhaus Adult Care Facility Expansion
The commercial site plan and landscape plan for the Elderhaus Adult Care Facility Expansion have
been approved. The approved commercial site plan consists of the construction of a 19,439 square
foot structure, with associated parking and landscaping, and the retention of the two other existing
buildings (~28,214 square feet) on 6.87 acres of land located at 1380 N. College Road. In addition,
the proposed modification of the conceptual site plan has been administratively approved in
accordance with Section 10.3.5.C.7.b of the Unified Development Ordinance. Enclosed is the
approved site plan and landscape plan. Please note that a separate tree removal permit has been
issued (TR-20-000021).
This approval is valid for two years unless a building permit or zoning compliance approval
authorizing the approved development is obtained.
Please note the project may be subject to additional regulations of the County’s development
ordinances, including, but not limited to, those referenced in the TRC comments dated February 21,
2020. In addition, this approval does not relieve the applicant from any law, regulation, or
requirement of any other government or regulatory agency.
