The subject property is located in the 600 block of Manassas Drive near the 5900 block of Carolina Beach Road, consists of approximately 86 acres, and is zoned R-15. 2:15 p.m. Item 2: The Davis Community Phase 1 – Preliminary Plan/Site Plan Request by Tripp Engineering for a preliminary plan/site place for a service building/warehouse and 2 duplexes consisting of 15,780 square feet. The subject property is located at 1011 Porters Neck Road, consists of 17.34 acres, and is zoned (CUD) R-20. 2:30 p.m. Item 3: East Coast Trailers – Commercial Site Plan Request by Hanover Design Services for a commercial site plan for a trailer sales and service business consisting of a 11,250 square foot building and display areas on the site. Please update the plan with the following general corrections: a. Please update all site data information to reflect the expansion (number of lots, open space, land area, etc.). b. Please show the location of all approved speed humps within the subdivision. c. It appears the curbing line extends into the intersection of Appomattox Drive and Sweet Gum Drive. d. Please show all drainage flumes, existing and proposed. e. Please label all drainage easements. f. Please remove the 5’ plaza references from the street cross-sections. 2. Sidewalks shown on the plan appear to not be matching the existing sidewalks installed within the subdivision. 3. It appears that there may be a conflict with the sidewalk running over and through the proposed flumes. It may be necessary to move the sidewalk to the other side of the ROW to remedy this siuation. 4. Please provide the most recent Jurdistictional Determination(s) from the USACE. 5.
