PLEASE NOTE: This meeting will be conducted remotely via teleconference. Interested parties can contact the Planning and Land Use Department at 910-798-7165 for more information. 2:00 p.m. Item 1: The Landing at Lewis Creek Expansion Request by GSP Consulting, PLLC, to modify the preliminary plan for The Landing at Lewis Creek Estates to add 18 additional single-family lots. The subject property is located in the 4600 block of Gordon Road, consists of 85.19 acres, and is zoned (CUD) R-15. Future Items:  September 23rd TRC Meeting o BNT Company, LLC – Warehouse/Office  Commercial site plan for a warehouse/office consisting of a 10,000 square foot building in the North Kerr Industrial Park. o O’Brien Service Company – Contractor Office  Commercial site plan for 1 building totaling 24,000 square feet for a Contractor Office located in the 5000 block of Business Drive. Planning, Brad Schuler 910-798-7444 1. Please add the site data table from the current approved plan and update the information to reflect the proposed modification. 2. A sidewalk is required along lot 239. 3. Have applicable wetland impact permits been obtained for the proposal? 4. The updated site plan must be submitted to staff by September 16 in order to be included in the staff report for the SUP modification. Engineering, Phil Bevilacqua 910-798-7072 1. A modification of the county stormwater permit will be required. Stormwater Control Measure and collection system design and calculations will need to be revised to account for the additional impervious area. Fire Services, Troy Davidson 910-798-7464 1. No traffic calming devices or gates without TRC approval 2. Appendix D103.4 Dead Ends – Dead end fire apparatus access roads in excess of 150 ft. shall be provided with width and turn around provisions in accordance with table D 103.4 a. 151-500Ft: 120’ Hammerhead, 60 Foot “Y” or 96’ diameter cul-de-sac in accordance with figure D103.1 of the 2018 NC Fire Code b. Acceptable alternative to a 120' hammerhead as designed in figure D103.1 of appendix D of the 2018 NC Fire Code 3. A hydrant will need to be placed so that the requirements meet the 500 ft. hydrant distance. This section was originally included in initial plan review but was subsequently removed; CFPUA Utility Plan review required by CFPUA. 2. CFPUA water and sewer available. 3. DWQ permit application will require a Planning FTSE; as we are working towards incremental capacity upgrades at the downstream pump stations. 4. Capacity is also dependent on the analysis of the pipe collection system (gravity and force mains). 5. A capacity determination can be provided upon submittal of the NC DWQ FTA/FTSE Application Form and a Preliminary Plan, this determination does not guarantee capacity. 6. Capacity is issued to projects on a first come, first serve basis, when capacity is available, the plans meet Authority requirements, and the NC DWQ FTA/FTSE forms are signed by the Authority.
