Please update the plan with the following general corrections: a. Please add the building height to the plans. 2. Landscape Plan: a. A secondary streetyard (50% of required landscaping) is required along the internal streets. A secondary streetyard would also be required along Airport Blvd if the project area abuts the right-of-way. b. Section 5.3.4.C of the UDO requires a minimum of 15 trees with at least a 2-inch caliper must be retained or planted on the site for each acre disturbed by the proposed development. c. Interior parking landscaping must include one tree for every 144 square feet of area. d. Existing vegetation can be credited for the landscaping requirements. In addition, vegetation can be credited toward multiple types of required landscaping (parking lot, streetscape, etc) if it complies with the all applicable standards. 3. Prior to any site work on the site or surrounding property, a tree removal permit must be obtained. All regulated trees must be identified (species and caliper) and any significant trees removed must be mitigated. 4. When available, please provide the Jurisdictional Determination from the USACE. 5. Please note that the site is subject to additional standards relating to the safe travel of aircraft. Please see section 3.4.9.E for the Airport Commerce district standards, which include restrictions on lighting, radio and electronic devices, and visual hazards. The front and side (southern property line) setbacks can be reduced by 25% provided additional plantings are installed along the right-of-way. 1. In addition to required streetyard landscaping, an additional tree must be planted for every 40’ road frontage per Section 3.5.3.D.c of the UDO. b. Please note that a sign permit is required and signage is limited to one freestanding ground sign that is less than 6 feet in height and 150 square feet in area. 7. Please show the location of any loading areas for receiving goods for the convenience store. a. Per Sections 5.1.2.B and 5.1.5.D of the UDO, one loading space (at least 10’ x 25’ in area) is required and must have a height clearance of 14 feet. b. Please note that if loading is on the side of the building, a 3-row landscape screen will be required per Section 3.5.3.D.4 of the UDO. 8. Please show any existing regulated trees located on the property. a. Section 5.3.4.C of the UDO requires a minimum of 15 trees with at least a 2-inch caliper must be retained or planted on the site for each acre disturbed by the proposed development. b. Are any existing trees proposed to be removed? Please note that a tree removal permit will be required if any regulated trees are removed from the site. 9. Please include the parking lot interior landscaping calculation on the Landscape Plan. a. Please note that the parking lot interior landscaping is 8% of the total area used for parking, loading, driveways, internal drive aisles, and other vehicular use areas. i. Please include the dimensions of each landscaping island and note that one tree is required for every 144 square feet of the total interior landscaped area, with a minimum of one tree per island per Table 5.4.6.D of the UDO. ii. Each landscaping island must be a minimum of 12 feet measured from back of curb to back of curb. iii. If needed to meet the 8% landscaping requirement, the Dwarf Yaupon Hollys adjacent the 50’ parking setback may be credited. 10. Please include the streetyard landscaping calculations on the Landscape Plan. Please note that the streetyard landscaping standards can be found in Table 5.4.7.B of the UDO. a. The minimum required area along Market Street is 25 square feet for every linear foot of street yard frontage, with a minimum width of 12.5’ and maximum width of 37.5’. Existing vegetation may apply towards this standard and will be reviewed once existing vegetation is added to the plans. b. For every 600 square feet of street yard area, a minimum of one, 3-inch caliper canopy/shade tree, and six shrubs, 12 inches in height at the time of planting, are required. Since overhead power lines are located in this area, 3 Crepe Myrtles for every canopy tree can be planted instead. 7650/7656 Market Street – Commercial Site Plan – Conceptual Review Page | 3 i. In order to reduce the SHOD setbacks, an additional tree must be planted in the streetyard for every 40’ road frontage per Section 3.5.3.D.c of the UDO. 11. Please include the foundation planting calculations on the Landscape Plan. a. The foundation planting area is calculated using the area of the building face multiplied by 12%. b. Please note that foundation planting areas are required between the building face and the parking lot/drive aisles per Section 5.4.8 of the UDO. 12. Please note that the Exterior Lighting standards have been amended. Please see the below figures from Section 5.5.4 of the UDO and confirm the site will meet these provisions. a. Please note the illuminations are measured at ground level at the lot line in foot candles. b. Please submit a map of recombination in order to abandon the existing property lines shown on Sheet C-2.0. 14.
