Response to review comments have been added below comment and are in bold.
PLANNING – BRAD SCHULER 910-798-7444
1. Please update the plan with the following general corrections:
a. Please add the building height to the plans.
RESPONSE: The building height has been added to the Site Data Summary
on the Cover Sheet.
2. Landscape Plan:
a. A secondary streetyard (50% of required landscaping) is required along the
internal streets. A secondary streetyard would also be required along Airport Blvd
if the project area abuts the right-of-way.
RESPONSE: A secondary street yard has been added along the internal
streets. Please note the project area does not abut the right-of-way, the
trees along Airport Blvd will remain undisturbed.
b. Section 5.3.4.C of the UDO requires a minimum of 15 trees with at least a 2-inch
caliper must be retained or planted on the site for each acre disturbed by the
proposed development.
RESPONSE: Per a phone conversation on 12/03/2020 it has been
determined that this comment no longer applies to this project.
c. Interior parking landscaping must include one tree for every 144 square feet of
area.
RESPONSE: Interior parking landscaping has been revised to meet the
requirement above. We have added a tree to the landscape islands with
more than 288 SF.
d. Existing vegetation can be credited for the landscaping requirements. In addition,
vegetation can be credited toward multiple types of required landscaping (parking
lot, streetscape, etc) if it complies with the all applicable standards.
RESPONSE: Noted, thank you. We are utilizing the existing vegetation to
meet the disturbed area requirement. Please refer to keynote L04 on the
Landscape Plan.

3. Prior to any site work on the site or surrounding property, a tree removal permit must be
obtained. All regulated trees must be identified (species and caliper) and any significant
trees removed must be mitigated.
RESPONSE: Per an email dated November 6th, 2020, “ILM provided the necessary
info regarding their exemption from the tree retention standards. A tree removal
permit, and the associated tree inventory plan, is not required for the project.”
4. When available, please provide the Jurisdictional Determination from the USACE.
RESPONSE: USACE Jurisdictional determination is included in this submittal.
5. Please note that the site is subject to additional standards relating to the safe travel of
aircraft. Please see section 3.4.9.E for the Airport Commerce district standards, which
include restrictions on lighting, radio and electronic devices, and visual hazards. Please
add a note stating that all exterior lighting shall be shielded so the illumination is not in
an upward direction.
RESPONSE: This note has been added to the site plan.
6. Will the project area be subdivided from the parent parcel? If not, will the interior streets
be dedicated as access easements?
RESPONSE: The project will not be subdivided from the parent parcel. There are
blanket access easements already in place with this property.
FIRE SERVICES – RAY GRISWOLD 910-798-7448
1. I conducted a site visit on 9-29-20. After review of the proposed plans, everything that
was asked for has been added to the plans. The Convenience store building and gas
pumps are to be built and protected per the North Carolina Fire Protection Code.
RESPONSE: Noted.
NHC ENGINEERING (STORMWATER) – JIM IANNUCCI 910-798-7142
1. Proposed plans appear to address stormwater and erosion control. Finalize these plans
and submit for permits during the design phase.
RESPONSE: Noted. NCDEQ stormwater approval is still pending, will finalize
plans and submit for permits once approved.

RESPONSE: We are currently working with NHC Engineering to revise plans
based on their comments.
