Project Information Notice

Re: Dorsey Lane / Legacy Landing Subdivision
The referenced property received a Conditional Zoning approval in May 2021. Since that time, we have
been working diligently to obtain permits necessary to move forward. To meet some of stringent
criteria set forth by the county agencies, there was a need to modify the plans. Due to the
modifications, the ordinance requires that the plan go back through the rezoning process with
community input, Planning Board and County Commissioners.
There are no changes to the lot count or setbacks from the original approval. The stormwater has been
modified and the roadway has been changed to allow for gravity sewer flow from each of the lots to the
manhole at the front of the parcel. A site plan of the proposed layout is attached. This proposal would
require a Conditional Zoning District approval from New Hanover County.
A Conditional Zoning District allows particular uses to be established only in accordance with specific
standards and conditions pertaining to each individual development project. Essentially, this means
that only that use, structures and layout of an approved proposal can be developed. A site plan of the
proposed subdivision is attached.
The County requires that the developer notify the property owners within an adjacent boundary to the
project and hold a meeting for interested parties. The purpose of the meeting is to provide neighbors
with an opportunity for explanation of the proposal and to ask questions concerning project
improvements, benefits, and impacts.
Due to the current COVID‐19 issue a meeting cannot be held at this time. In lieu of that, you can contact

It is also possible to set up an on‐line meeting for a forum with multiple parties if requested. Please let
me know if you are interested in such an option and arrangements can be made. All contact, comments,
concerns, and recommendations must be recorded in a report delivered to the County along with the
rezoning application.
Prior to this project being reviewed by the Planning Board & Commissioners, you will receive
subsequent notices of the agendas directly from the County. Those meetings provide public hearings for
comment on any issues pertinent to approval of the proposal. We appreciate your interest and look
