TRACTS WILNUNGTON, LLC, a North Carolina limited liability company, Grantee. The designation
Grantor and Grantee as used herein shall include said parties, their heirs, successors, and assigns, and shall
include singular, plural, masculine, feminine or neuter as required by context.

NOW THEREFORE, that the Grantor, for a valuable consideration paid by the Grantee, the receipt
of which is hereby acknowledged, has granted, bargained, sold and conveyed and by these presents does
hereby grant, bargain, sell and convey unto the said Grantee, his heirs and assigns, in fee simple, all that
certain lot or parcel of land situated in the County of New Hanover, and State of North Carolina, and more
particularly described as follows:

And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple,
has the right to convey the same in fee simple, that title is marketable and free and clear of all encumbrances,
and that Grantor will warrant and defend the title against the lawful claims of all persons whomsoever, other
than the following exceptions: 2019 ad valorem taxes; easements and restrictions of record, if any; and
ordinances and municipal building code restrictions, if any.

BEGINNING AT an iron pipe in the western line of the Hermitage
Tract, said pipe being located South 03 degrees 02 minutes 30
seconds Rest along the western line 1323 feet from the southeastern
corner of Farm No.126 of the Marathon Colony as shown on the
official map thereof, and said pipe being also in the center
line of a ditch as shown on the plat and survey hereinafter referred
to; running thence from said point of Beginning Berth 86 degrees
24 minutes Best 602.00 feet to an iron pipe, the souteastern
corner of Farb go. 120 of Marathon Colony; thence North 86 degrees
30 etinutes West in the southern line of said Farm No. 120, 441.50
feet to an old iron pipe in the southeastern corner of Fat* No.
119 of Marathon Colony; thence with the easten line of said
Farm No. 119, North 01 degree 52 minutes East 1243.11 feet to
an iron pipe in the southern line of an 18 -foot road shown on
the official map of Marathon Colony; thence South 84 degrees
27 minutes 30 seconds East in the southern .line of said road
414.00 feet to an iron pipe, the northeastern corner of Farm
No. 120 of Marathon Colony, said corner being also in the southern
line of Farm 126; thence with the southern line of Farm 126 of
Marathon Colony, Borth 84 degrees 17 minutes 34 seconds East
602.00 feet to an iron pipe, the southeastern corner of said
Farm No. 126, said point being also in the vestern line of the
aforementioned Hermitage Tract; thence with the vestern line
of the Hermitage Tract, South 03 degrees 02 minutes 30 seconds
West 1323.0 feet to the point and place of BEGINNING- and being

containing 30.47 acres, more or less, as per survey sap thereof
