General Corrections. a. No site signage is proposed, only street and internal directional signage. b. 10’x70’ sight triangle added to Site Plan Sheet C-3.0. c. “Public” has been corrected under the Pennington Drive name. 2. Easement labels OK per our email correspondence. 3. Lighting: a. Site Lighting information included on Sheet UE2.1 in plan set. 4. Tree Removal & Retention: a. Survey provided on Survey Sheet (1 of 2) and trees to be removed shown on Sheet C- 2.0. b. Tree removal permit application and plans were submitted on 1/24. c. See “Tree Retention Standard” table on Landscape Plan Sheet C-6.0 d. Existing trees on east side of property to be retained and credited toward above requirement. e. Item noted f. Mitigation worksheet submitted with Tree removal permit on 1/24. 5. Per client, no additional increase in traffic is expected. NHC Engineer: 1. Land Disturbing and stormwater permits will be submitted to each respective department concurrently with this resubmittal. DEQ permitting will also be submitted at this time. 2. Per TRC review, this comment is N/A (it was determined the swale in question was residual swale from prior to the previous project and contained minimal flow, if any). 4. Comment noted. NHC Environmental: 1. No wells or septic systems located nearby NHC Fire Services: 1. Site Plan Sheet C-3.0 updated to reflect “knox pad box” at emergency access gate along Pennington Drive and for fire lane striping near that location to be per NHC fire marshal requirements. NCDOT: 1. Site/Grading plans emailed to NCDOT (Patrick Wurzel/Nick Drees) on 1/25 for cursory DOT review. Plan were considered DOT compliant in email response on 2/1. 2. Driveway designed per NOT…see above response. CFPUA: 1. No water/sewer taps are proposed for this project. Only power service is needed and being coordinated with Duke Energy. Planning: 1. No street 2. No new structure is proposed 3. Will contact Planning for address once approved by TRC.
