Notice of a 2nd Community Information Meeting
March 19, 2022

Re: Edgewater Townhomes (Previously proposed as another phase of Waterstone)
A previous meeting was held back in January to discuss development of the lands at 300 Edgewater
Club Road. In addition to the common questions about traffic & stormwater impacts – both of
which are governed by extensive regulations and permitting – existing residents of Waterstone
were averse to the proposed development being included in the Waterstone community. Folks
were also interested in the architectural style of the project.
After that meeting, the developers determined that the best path forward would be to propose an
independent community with its own oversight and amenities. The site plan was revised, the total
number of units was reduced, and a clubhouse & pool has been added to the proposal. Exhibits of
the current project layout and architectural style of the homes are attached.
A Conditional Zoning District, which allows only particular uses to be established pertaining to each
individual development, has been submitted to the County. It is scheduled for a public hearing by
the Planning Board on Thursday, April 7th.
As the last meeting closed, the developers voiced their willingness to have a subsequent
information meeting. It will be held on Tuesday, March 22nd, 6:00 p.m., at the Lifepoint – Porters
Neck Church, 159 Porters Neck Road. If you cannot attend, you are also welcome to contact me at
