Re: Case # Z21‐20 / 4629 Carolina Beach Road
A copy of the Conditional Zoning District Ordinance and associated Concept Plan for the
referenced project, approved by the Board of Commissioners on February 7, 2022, is attached.
Also attached is a “Modified Conditional District Concept Plan.”
The developer wishes to make some minor modifications to include:
Eliminating the parcel at 4631 Carolina Beach Road. The proposal to purchase was
withdrawn, and an alternative use has been proposed, along with an associated
rezoning.
The above action reduced the total parking spaces on the plan by eight (8). The
necessary parking for the use will ultimately be determined by the TRC when the
project is processed for detailed design and permitting.
As provided in the Unified Development Ordinance, under Article 10.3.3.C.7.b., we pose that
these modifications do not result in a change in permitted uses or density, and otherwise have
no material effect on the character of the approved development. If defined as minor
modifications, we ask that they be reviewed as administratively, and request your approval.
