Jackson, American Homesmith NC, LLC, Wilmington, NC DATE: 8-5-2022 RE: Letter of Support-Wilmington Realtors Foundation-501c3 As Manager and Shareholder of American Homesmith NC, LLC, herein “AHS” I am writing a formal Letter of Support on behalf of the Wilmington Realtors Foundation, herein “WRF”. As the County is aware the WRF has secured funding and owns real property now to deploy approximately 48 Workforce townhome units on Carolina Beach Road. I have reviewed the development proposal, the land plan, and the Property attributes and am 100% confident in the ability to develop and plat this Project as proposed. In addition to personally and professionally knowing the developer, Steve Shuttleworth and the Landscape Architect, Cindee Wolf, I have reviewed their work product and the site conditions to ascertain the feasibility of design and cost. WRF has asked AHS to contract to build the townhomes in the Project. As the builder, we have extensive experience in NC developing, building, and providing warranty for single family and townhome projects. AHS has a history of developing and building throughout North Carolina. We have built more than 1,600 single family and townhome units across 8 counties in North Carolina. In addition, we have participated more than 20 residential developments both for self-development and to market and sell lots to third parties. AHS was founded in 2009 by Cliff Benson one our owners whose family started Carolina Builders, a NC building supply chain, in 1922 in North Carolina. We have been instrumental in establishing long term investments throughout NC both for profit and hundreds of nonprofit contributions through various donor advised funds/foundations we fund and operate. Two projects come to mind that we built recently. Magnolia Trace, a 60-unit townhome project located on Carolina Beach Blvd in New Hanover County. These units where 3-bedroom units which ranged in sales price from $214,900 and $235,900. In addition, we recently completed a 100-lot single family project in the city limits of Burgaw which comprised of single family homes ranged in sales price from $199,900-$271,900. I have attached an example Specification Sheet of a recent townhome project for your review. This will provide insight into the standard specifications we use in projects of similar size and scope. AHS shall provide at no cost to every Future Buyer a one-year fit and finish warranty, a one-year systems warranty, and a 6-year structural warranty. We have had one minor structural warranty claim in 13 years after completing over 1,600 homes. We have an excellent reputation to maintain and one that is characterized on performance and quality. AHS is prepared to provide financial data to justify our capacity to build out 48 units without and financing needs beyond our own cash on hand and lines of credit available to our Company. We can begin townhome construction within 45 days after the Site has been completed and platted for townhome construction. I have more than 34 years of experience in commercial banking, residential real estate development, and home construction. I can personally recommend the WRF and their Management Team and Board to deliver a quality project that meets or exceeds the parameters contained in the NHC RFP.
