The vote by the TRC was 5-0 with the following conditions: 1) No gates, traffic calming devices, or on-street parking shall be provided unless reviewed and approved by the TRC. 2) Documentation from the USACOE must be provided verifying the location of the wetlands illustrated on the plat prior to final plat approval. 3) A Traffic Impact Analysis (TIA) will be required for the next development of the parcel (R07600-004-052-000). The TIA must contain the 95 lots included in Tarin Woods II. 4) The preliminary plat must be updated to include/correct the following items: a. Addition of the 25’ COD setback line from the preserved Class IV soils. b. Addition of a note establishing the reservation of an easement for the temporary turnarounds, with further language clarifying the easement will cease and revert to the adjacent property owner upon the extension of the street; and that in the event the turnaround becomes permanent, the easement must convert to a right-of-way and the turnaround must be paved to the County’s standards. c. The right-of-ways must be reduced to 45’ to comply with the local street standards. The application further requested a waiver from the cul-de-sac length standards of the County’s Subdivision Ordinance. The TRC reviewed the request and made the following determination: Chris O’Keefe, AICP Planning & Inspections Director Dennis Bordeaux Inspections Manager Ken Vafier, AICP Planning Manager -2- The TRC determined that due to the existing environmental features of the property, the Canopy Way cul-de-sac is exempt from the maximum length standards of the subdivision ordinance. Please note that additional local, State, and Federal regulations may be applicable to the Tarin Woods II development. Attending the meeting were Chairman Jordy Rawl (Planning Board) along with voting members Brad Schuler (Planning/Inspections staff), David Candela (County Engineering), Bill McDow (WMPO), and Tom Sosebee (County Fire). Also attending the meeting were Sam Burgess, John Townsend, and Ben Andrea (Planning/Inspections staff), Kent Harrell (CFPUA), Wallace Gray (AT&T), Sharon Huffman (County Attorney’s Office), Howard Resnik (Coastal Site Design), and you. Please remit eight (8) full size paper copies of the Tarin Woods preliminary plat meeting the applicable conditions above for the TRC Chairman signature.
