Subject: Take 5 Oil Change Commercial Site Plan – 7250 Market Street – Re-review
The following comments have been received for the Take 5 Oil Change Commercial Site Plan located at
7250 Market Street.
Please note: a revised site plan addressing each of the below items must be resubmitted prior to receiving
approval.

1. Please update the plan with the following general corrections:
a. The $75 fee is outstanding. Please call 910-798-7308 or visit Coast to pay INV-00096574.
b. B-2 Zoning District setbacks incorrect on page C1.0 and C3.0 – Building setbacks are 25’ from
front and 25’ from side, street.
2. Tree Retention:
a. Tree inventory page has been reviewed. Please provide to our Department existing trees,
classification (documented, significant, specimen), DBH, and a breakdown of trees to be
retained and removed. The following comments may be applicable, depending on the
proposed tree removal/retaining.
b. Section 5.3.4.C of the UDO requires a minimum of 15 trees at least 2” DBH must be retained or
planted on the parcel where development occurs for each acre or proportionate area
disturbed.
i. Please note that required landscaping for the project can be credited to meet this
requirement.
ii. Retained trees can also contribute towards this figure.
c. Please be aware that a Tree Removal Permit is required prior to any land disturbance activities.
Please provide the specific species (Loblolly Pine, Long Leaf Pine, etc.) and DBH of the trees to
be removed or retained to determine required mitigation.
d. Significant trees removed must be mitigated by planting additional trees (at a rate of 2 times
the caliper inches removed), preserving existing trees, or making a payment into the County’s
Tree Improvement Fund. Is the method of mitigation known? Prior to issuance of a CO, a tree
mitigation plan must be approved.

3. Landscaping:
a. Subject to Section 5.4.
b. Please delineate the streeyards on the plan. The width of the street buffer yards (minimum in
B-2 zoning is 12.5’ and maximum is 37.5’.
c. Secondary street frontage are required to contain 50 percent of the required street yard area
(Section 5.4.6.E.
4. Signage for the project?
a. Please note that any signage is subject to Section 5.6. Signs.
5. What is the height of the proposed structure?
6. To confirm, the loading area is to be located within the access easement?

NCDOT, Nick Drees, 910-398-9114
1. Did not receive comments from NCDOT. However, please see below from the initial submission.
2. These preliminary comments and are based on the plans as submitted for the proposed site and are
subject to further review upon receipt of any additional information. Subsequently, additional
comments and/or requirements may be necessary for this site.
3. NCDOT Driveway Permits, and Encroachments are submitted through the NCDOT Online Portal.

4. A NCDOT Driveway Permit is required. Submit plans in accordance with pages 14 and 15 of the Policy
on Street and Driveway Access to North Carolina Highways to include access locations within 500’ of
the proposed access on both sides of the State Road. Submit to the local NCDOT District Engineer’s
Office.
5. A NCDOT Encroachment Agreement is required for any utility connections or installations within NCDOT
right-of-way.
6. Show/Label the 10’ X 70’ NCDOT sight triangles.
7. No obstructions shall be placed within the NCDOT sight triangles.
8. No obstructions shall be placed with the stopping site distance. Reference table 3-1 (for level roadways
only).
9. If the subject driveway connects to the self-storage unit roadway improvements may be required.
