unmet need – permanent affordable housing and home
ownership for its most essential workers below Area Median
Income: police, fire, emergency first responders and equally
important healthcare nurses and medical technicians, K-12
teachers, and skilled trades meeting community and economic
needs.

Period of Affordability The Pierson Point Townhomes prices are locked in at closing
of purchase and the prices will remain at the agreed upon price
based on the formula established by the Wilmington Realtors
Foundation Board of Directors and will remain in perpetuity.
Target AMI 60% to 120% According to the procedures set forth by the Wilmington
Realtors Foundation Board of Directors, 100% of the Pierson
Pointe Town home units will be sold to the members of
Wilmington and surrounding communities at 80%-120%.
Acceptance of Housing
Choice Vouchers
The Pierson Point Townhome project will not be accepting
vouchers as the entire project consists solely of units for sale.
And at no time in the future will this policy be changed.

Providing water and sewer access to the Eastern side of
Carolina Beach Road South of Monkey Junction will allow for
future development of all kinds and add to the tax base for the
county.

Wilmington Realtors Foundation has established floor plans
using approved ADA guidelines for ease of accessibility for
individuals needing such accommodations. WRF has also
included 2-bedroom units with smaller square footage for a
more economical price for individuals with lower incomes

Wilmington Realtors adhere to holding up fair housing rules
and principles as part our culture to embrace the fair housing
act set forth by the Federal Government, in addition to home
buyer education. Realtors code of ethics have embraced
continued fair housing for all. Preventing discrimination and
reverse housing segregation.

We would like to share a quote from Hanson Mathews “Many
organizations are talking about this issue, in the for profit and
non-profit sector. But we (Wilmington Realtors Foundation)
realized early on that this type of project needs to be supported
from a public and private partnership. We will look to the
community and to our own members (3000) for funding.
Support with private funds and this grant will help support the
public funds in this project.”
