Re: Alexandra Place at The Village at Mott’s Landing, Phase 3 (Performance
Residential)
The following items have been addressed per the April 5, 2023 TRC meeting comments:
Planning, Julian Griffee
1. Drive aisles are private. Added Note #15 on Sheet 2 of the plan. Added note to
the drive aisle cross section details on Sheet 26 of the plan.
2. a) 6,939 DBH inches of Documented trees to be removed. Added information
under Tree Retention & Mitigation on Sheet 3 of the plan.
b) A Tree Removal Permit will be applied for in the near future.
3. Any existing storm sewer, sanitary sewer, and water main easements are labeled
on the plan. Utility easements have been labeled on Sheets 13, 14, & 15 of the
plan.
5. NCDOT approvals will be provided as required once obtained.
6. See required and provided open space calculations under Site Data on Sheet 2 of
the plan. Open Space areas are hatched and labeled on Sheets 10, 11, & 12 of the
plan.
7. A phase map is provided on the left side of Sheet 1 of the plan.
8. A table listing lot areas has been added to the right side of Sheet 2 of the plan.
Also, see “Typical Townhouse Lot Detail” on Sheet 26 of the plan for typical
dimensions.
9. Cluster Box Units are the mail kiosks. A paved area across from Lots A1 & A2
has been added on Sheet 10 of the plan to allow vehicles to park at mail kiosks
(CBUs) while accessing the mail kiosks. A paved area across from Lot B12 is
provided on Sheet 11 of the plan to allow vehicles to park at mail kiosks (CBUs)
while accessing the mail kiosks.
10. Open Space areas are hatched and labeled on Sheets 10, 11, & 12 of the plan.
11. Added density calculations to Site Data on Sheet 2 of the plan. Calculation
subtracts Tidal Marsh soil area (Class IV soil area) and permanent wetland impact
area (Class IV soil area) from site area prior to multiplying by density factor of
2.5.
12. Added maximum building height allowed of 40’ to Site Data on Sheet 2 of the
plan. Building height will be 40’ or less per developer.
13. Added “Required minimum spacing between buildings: 20’” to Site Data on
Sheet 2 of the plan.
14. Okay.
Planning (Addressing), Katherine May
1. The street name for Phase 3A is Alexandra Lane. Street name has been added to
Sheet 10 of the plan.
2. The street names for Phase 3B are Golden Plover Lane and Snowy Owl Lane.
Street names have been added to Sheets 11 & 12 of the plan.
3. The above street names have been approved.
Environmental Health, Dustin Fenske
1. The site will connect to public water and sewer.
CFPUA, Bernice Johnson
1. Okay.
2. Submittal to CFPUA for Utility Plan review will be made in the near future.
3. Okay.
4. Okay.
5. CFPUA Metering Sizing Form is not required if water is provided by NC Aqua
per 4/6/2023 email from Bernice Johnson.
NHC Engineering, Galen Jamison
1. Submittal to NHC for a land disturbing and a stormwater permit will be made in
the near future. Submittal to NCDEQ for a state stormwater permit will be made
in the near future.

2. Okay. Submittal for NCDOT driveway permits and Encroachments will be made
through the NCDOT Online Portal.

4. Added 10’x70’ sight triangles at both driveways on Sheets 10, 11, & 25 of the

NHC Fire Department, Sunnie Batson
1. a) Both sides of divided access are at least 16’ wide. See “Typical Drive Aisle
Cross Section Detail where Townhome Units Front on One Side with Concrete
Island” on Sheet 26 of the plan. Also, see dimension labels on Sheet
10 of the plan. Ingress side is 16’ and egress side is 18’ min.
b) Added fire hydrant across from Lot A2 on Sheet 13 of the plan. Fire hydrant
was added across from Lot A2 instead of between Lots A8 & A9 due to layout
adjustments to revise lot locations and move water main to other side of drive
aisle.
c) Gates will not be provided.
2. a) Added fire hydrant on the southern side of the main entrance off River Road on
Sheet 14 of the plan.
b) Added fire hydrant between Lots B19 & B20 on Sheet 15 of the plan.
