Dear Mr. Farrell:
On behalf of our client, Blue Ridge Development Services, we are hereby submitting the attached
Major Site Plan Application for the above-referenced project.
The following documents are provided for your use in support of the submission:

This development is located within the Timbers at Whiskey Branch Planned Development (Z20-
21, dated 3/1/2021) where a TIA was previously approved for the areas included within this
application. An off-site stormwater management facility (approval letter dated 2/16/2023) is
designed to provide management for the impervious coverage proposed. Fire access has been
discussed with Sunnie Batson and turning templates have been provided to NHC Fire to show
accessibility with 24’ wide internal roadways/drive aisles. A Tree Removal Permit was approved
9/28/2021 (TR-21-000027) covering the entire development. We will submit a new Tree Removal
Permit application for additional impacts not shown on the 2021 permit due to the layout revisions
following this approval, if required.
