acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that
certain lot or parcel of land situated in New Hanover County, North Carolina and more particularly described as

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging
to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to
convey the same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will
warrant and defend the title against the lawful claims of all persons whomsoever, other than the following exceptions:
Subject to ad valorem taxes; all applicable zoning and land use ordinances, statutes and regulations; and
to the provisions of all applicable restrictive covenants and utility easements of record.

Beginning at a point on the western line of Castle Hayne Road that is 512.07 feet South 04 degrees, 05 minutes, 26
seconds West of the center lines of Castle Hayne Road and Rockhill Road, and from said beginning point North 89
degrees 31 minutes, 02 seconds west 1,032.01 feet to a small ditch; thence with said ditch South 00 degrees, 18 minutes,
29 seconds West 208.71 feet; thence South 89 degrees 31 minutes 30 seconds East 1,031.31 feet to the western line of
Castle Hayne Road; thence along said western line North 00 degrees, 30 minutes, 00 seconds East 208.57 feet to the
point of beginning, and containing 4.94 acres as shown on a map by Greg A. Wayne, Registered Land Surveyor,
Hanover Design Services, P.A., dated November 5, 1990 and recorded in the Office of the Register of Deeds, New
Hanover County, attached to a deed recorded in Book 1517, Page 165, aforementioned Registry, as Exhibit "A."
