(anorris@ntengineers.com) From: Robert Farrell, Development Review Supervisor Date: March 11, 2024 Subject: Commercial Site Plan Modification Approval – Wilmington Trade Center Building 3 The commercial site plan and landscape plan for Wilmington Trade Center was originally approved November 19, 2020. The approved commercial site plan consisted of three office/warehouse buildings with associated parking and landscaping on 25.4 acres of land located at 4104 US HWY 421. February 29, 2024 Planning staff received a request to modify the size of Building 3 on the approved site plan. The proposed modification was to reduce Building 3 from 110,250 square feet with 105 parking spaces to 100,080 square feet with 99 parking spaces with associated adjustments to landscaping. This approval is valid for two years unless a building permit or zoning compliance approval authorizing the approved development is obtained. Please note the project may be subject to additional regulations of the County’s development ordinances, including, but not limited to, those referenced in the TRC comments dated May 22, 2020, and as revised. In addition, this approval does not relieve the applicant from any law, regulation, or requirement of any other government or regulatory agency. The building is now getting smaller & we are revising the 3rd driveway due to a development behind the site. Do we need to go through the full NHC TRC process again or can we submit revised plans to NHC Planning for review & approval, along w/ revision submittals to EC & Stormwater? Please advise.
