Please note: following the TRC meeting, a revised preliminary plan addressing each of the below items must be resubmitted prior to receiving preliminary plan approval. Planning, Love Ott 910-798-7444 1. General Comments a. Please include the height and material of the retaining wall for screening the dumpster area. 2. UDO Section 5.1, Parking and Offstreet Loading a. Please provide a parking demand study for the reduction of parking spaces. A study was not provided in the packet submitted. 3. UDO Section 5.2, Traffic, Access and Connectivity a. Please confirm Logistics Road as public or private. NCDOT’s map shows the road as a private right-of-way. 4. UDO Section 5.3, Tree Retention a. UDO Section 5.4, Landscaping and Buffering a. Please include landscape plan, one was not provided in the packet submitted. A landscape plan is required prior to TRC approval. Information about the exterior lighting for the site that demonstrates compliance with the standards in this section shall be submitted in conjunction with an application for site plan approval (Section 10.3.6, Site Plan) or zoning compliance approval (Section 10.3.8, Zoning Compliance Approval), whichever comes first, approved no later than at time of construction plan approval. 7. UDO Section 5.6, Signs a. If there are any new signs proposed for this development, please apply for sign permits prior to installation. 8. UDO Section 5.7, Conservation Resources a. Building based on size and use requires 4 fire hydrants. You show one on the street. Not sure where the rest of the street hydrants are going to be located, due to the fact this site is still under development. 2. Require one on the far back corner of the driveway system. 3. One just left of the loading dock on the outskirts of the driveway system. 4. If one is not near the back driveway entrance, add one there on the Blue Clay side of the entrance. Need one within 400 feet of that entrance. Check with CFPUA 5. Will High Piled Storage be used??? NHC Engineering, Galen Jamison 910-798-7072 1. A stormwater permit revision to STMW-22-0031 will be required. The permit review will be for the County’s 25 year conveyance requirements. 2. A land disturbing permit issued by the County is required for this project.
