Subject: 2771 Alvernia Dr. – Sunset Reach Docks – Commercial Site Plan – TRC Review
The following comments have been received for the May 1st, 2024, TRC meeting. Additional comments
may be made upon further review of subsequent revisions.
Please note following the TRC meeting, a revised preliminary plan addressing each of the below items
must be resubmitted prior to receiving preliminary plan approval.
NHC Planning, W. E. Biddle 910-798-7068
1. General Comments –
a. The scope of work is for dock/boat slips.
b. Please detail which docks are for Phase two.
2. UDO Section 5.1 Parking and Loading
a. Parking quantity is sufficient per the UDO.
7. UDO Section 5.6 Signs
a. Please note that all signs are subject to Section 5.6 of the UDO.
b. Please submit for sign permits prior to installation.
NHC Fire Services, Ray Griswold 910-798-7448
1. Approved with the following comments:
a. The FDC shall be placed within reach of a fire truck on the side of the road opposite the
fire hydrant dedicated to this project. Agreed upon 150 feet.
b. Follow all sections of the TRC comments sent to the developer and follow Chapter 36 of
the fire code Titled MARINAS 3.

Subject: Sunset Reach Boating Facility – SUP S-583 (minor modification)
Comments:
• Verify number of Boat Slips allowed. Original SUP – S583 07/08, dated August 4, 2008,
granted 53 boat slips. The site plan shows 56 Boat Slips.
• Show offsite parking for the Boating Facility. Original SUP – S583 07/08, dated August 4,
2008, granted 3 offsite parking spaces for site.
• For the pervious concrete path, clarify the location of Golf Cart parking area for the
facility. The 20’ Pedestrian and Cart access transitions to a 6’ access.
• If the 6’ access is pedestrian only, please consider installing signs showing “No Carts
beyond this point, pedestrian access only.”
