COUNTY OF NEW HANOVER
THIS DEED, made this 12th day of November, 1992, by and
between ANTHONY N. ROSS, unmarried, (hereinafter called Grantor,
whether one or more persons, firms or corporations), and HALTER
WAYNE WINNER, II, and CHAD AARON WINNER, of PO Box 1069, Carolina
Beach, NC 28428 (hereinafter called Grantee, whether one or
more persons, firms or corporations).
W I T N E S S E T H
THAT Grantor, for a valuable consideration paid by the
Grantee, receipt of which is hereby acknowledged, has bargained
and sold, and by these presents does bargain, grant, sell and
convey unto the Grantee in fee simple all that certain lot or
parcel of land situated in New Hanover County, North Carolina and
being more particularly described as follows:
BEGINNING at the intersection of the eastern line of U.S.
Highway 1421, leading from Carolina Beach to the City of
Wilmington, with the southern line of Seabreeze Boulevard
which leads from said highway to the Town of Seabreeze;
running thence eastwardly along the southern line of said
Seabreeze Boulevard 105 feet; running thence southwardly and
parallel with said U.S. Highway 1421 105 feet; running
thence westwardly and parallel with Seabreeze Boulevard 105
feet to the eastern line of U.S. Highway 1421; thence
northwardly along the eastern line of U.S. Highway 1421 105
feet to the point of beginning, containing one-half acre,
and being the same lands conveyed to Emmett H. Wade, by deed
filed for registration July 16, 1942, and duly recorded in
Book 328, Page 336 of the New Hanover County Registry.
TO HAVE AND HOLD the aforesaid lot or parcel of land and all
privileges and appurtenances thereto belonging to the Grantee in
fee simple.
And the Grantor covenants with the Grantee that Grantor is
seized of the premises in fee simple, has the right to convey the
same in fee simple, that title is marketable and free and clear
of all encumbrances, and that Grantor will warrant and defend the
title against the lawful claims of all persons whomsoever except
for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to
the following exceptions:
1. 1992 ad valorem taxes which are due and payable and which
constitute a lien against the property;
2. Federal, state and local land use and zoning laws,
ordinances, rules and regulations;

3. Easements, rights of way and restrictions of record.
IN WITNESS WHEREOF, the Grantor has hereunto set his hand
and seal the day and year first above written.
